Hello and welcome to the Extreme Real Estate Investors podcast my name is Michael Kevorkian, just like the doctor but no relation, none to my knowledge anyway. I’m here to introduce you to a whole new method for real estate investing in today’s economy. I’m going to take you through the entire process step-by-step of what I call the dirty dozen. These are the 12 hidden secrets to investing in real estate that most people don’t even know exists. I’m going to teach you the extreme real estate investing secrets that only a handful of people know about and are using to make a whole lot of money while everyone else is running around trying desperately to find a deal.

                        See, the problem with all of the information you find out there on YouTube or in podcasts today is that the information is either really outdated and just doesn’t work in today’s real estate market or the people publishing the information are not being consistent with their podcasts and videos. If you’ve ever been frustrated with the lack of consistency and information these people are putting out there then you’ve definitely come to the right place. I know you want to learn the techniques necessary to create a better life for you and your family, that’s why you do the research, listen to podcasts, read books, watch videos, go to seminars, and pay for coaching just to name a few. Let me tell you, I take my hat off to you for making the effort to improve yourself and your life. I’ve done the very same thing in my life. I’ve spent over 100,000 on seminars, books, home-study courses, coaching, and a lot of trial and error so I’m no stranger to the process.

                        My biggest concern is that I don’t want to see you struggle with your business because the information you’re getting isn’t right or isn’t coming to you on a regular basis for you to be able to learn quick enough and get out there and make some money. I’m here to offer a solution to all these problems. This is a short introduction podcast today, so bear with me. What I’m going to do is make you a promise today that every Monday you will have a brand new podcast to listen to and learn from to help educate you to help start and grow your business. I want you to learn how to invest in real estate and become very, very good at it. Whether you do it full-time or part-time it doesn’t really matter to  me, what does matter is that you’re able to improve your life through the process of real estate investing. And I really want to be a part of it, I want to help you do better because I truly believe in the whole pay it forward theory.

                        I’ll give you a little bit of history about myself so you know who’s talking at the other end of this recording. I’m 35-years-old, a very average guy from Chicago who never graduated high school, believe it or not. I’ve been in real estate for a little over 12 years now. I started as a real estate agent working for broker, then, as any good entrepreneur would do, I went off and opened my own brokerage because I had better and bigger ideas and couldn’t get my broker to agree with any of them, all-in-all I did pretty good. As a realtor selling houses for years, it was a lay down. I was making way more money than I could ever spend, my phone rang off the hook, my selling process was so tight that it was just a matter of me showing up and I knew I would get the listing. That wasn’t until the market crashed, of course, in late 2007 early 2008. All of a sudden, my marketing wasn’t working at all. My phone literally didn’t ring for weeks and honestly, it scared the hell out of me. I had to do something and I had to do it fast. So, I changed my marketing message from what it was, which was advertising a low commission to attract sellers to making them an offer they couldn’t refuse. Your home sold in 120 days or I’ll buy it.

                        I don’t know if you know a lot of realtors out there, but I’m going to tell you that is one offer that usually scares the life out of most agents because as the question always comes up, “Well, what if I have to buy it?” You see, I knew if I tailored my marketing and sales process right that I could completely limit and almost eliminate the potential exposure I would have to actually having to buy someone’s house. Well, guess what happened? Since the market was so bad and practically no one could sell their house I was a sure fire ticket to the Promised Land for any seller that got my marketing piece. My phone blew up again and business actually skyrocketed. I was doing better in the worst year of real estate many people have ever seen, quite frankly, than when I did things were great for everyone. It was a dream come true, of so I thought.

Within about two months of me marketing my new program, I had an appointment with a lady who owned a condo in a very prestigious building on Lake Shore Drive. She had lived there for about 40 years never did a single thing to keep her condo up to date, and on top of that she was a hoarder. I mean, this place was a disaster. I never saw so much stuff packed into one living space as I did in this house. I couldn’t believe my eyes when I walked in there. I mean, you want to talk about an unholy mess this place was a nightmare. But here’s the thing, she had to sell her place because she was on a fixed income. Even though she ha no mortgage the building was charging all of the unit owners a special assessment for new windows. She didn’t have a choice and she had to sell her place fast and move. My problem was that I knew there was only one kind of person that would buy a place in the condition that it was and that was a rehabber. I didn’t have the money to buy it at the time, so we talked for a while and I explained I needed to list the property on the MLS and get buyers through here to sell it, you know, same old everyday realtor conversation that you would have with your average seller. She said, “No way,” I guess as crazy as she was she knew it would be embarrassing to have people see the place in it’s current condition. She said, “Look, I got your brochure and I just want you to buy it from me that’s it.” Now, what could I say? I never did anything like that before. I knew the property was worth some good money but not in that condition. I asked her how much she wanted for it and we bounced back and forth for a few minutes and finally landed at a price of $220,000. I wrote up the contract and gave myself 30 days to close.

Awesome! Right? Yes, well let me tell you I was scared as a turkey in November because I knew I couldn’t come up with the money to buy it and because of the condition it had to be all cash. Well, I did basically what I did best back in those days and that was light up the telephones. I called everybody I knew and I had them all meet me there at the same time to do a walk through, one lucky investor bit and I sold it to him for $250,000. Now, I was completely thrilled with what had just happened. I made $30,000 on a deal that I had $500.00 in earnest money on, gave the lady what she wanted as far as a sale price to the property and got paid better than any commission I’ve ever earned in my career. That was the beginning of my real estate investing career and man, let me tell you it has been one hell of a ride.

Now I’m averaging about five houses a month right now that I’m either buying, rehabbing, wholesaling, lease optioning. My average monthly income is in the high five figure, low six-figure income. That’s monthly and that’s no joke. It’s easy for me and I’m here to share that info with you and make it easy for you too, quite frankly.
